Scope Open-vent to combi

The Brief

The homeowner had been living with an unreliable boiler for over a year, with three call-outs in twelve months. The house had an old open-vent system, with a hot water cylinder and header tanks in the loft, and it had reached the end of its life. After a full survey, we recommended converting to a sealed combi system and fitting the new boiler in the old cylinder cupboard.

What We Did

The conversion took three days and included:

  • Removing the old system: The old boiler, hot water cylinder and loft header tanks were taken out, and the system was flushed before any new connections were made.
  • A new Baxi combi: Supplied and fitted in the old cylinder cupboard.
  • A new gas supply: The existing gas pipe was not sized for a modern combi, so we ran a new supply to the boiler.
  • Internal condensate: The homeowner did not want pipework on the outside of the house, so the condensate was routed internally to a suitable drain.
  • Press-fit pipework: Used throughout for strong, leak-free joints.
  • Smart controls: A Hive Active Heating thermostat was fitted, and the system was commissioned and handed over.

The Result

The house now has mains-pressure hot water, a more efficient boiler with a 10-year manufacturer warranty, and no cylinder or loft tanks. All the pipework is internal, as the homeowner asked.
